The incumbent will be responsible for sales of residential property by tapping Sales through Institutional, Corporate, Direct, IPCs, local brokers. Ensure revenue maximization of the residential property through effective sales and developing good/ long - terms relationships with clients and channel partners. Also responsible for facilitating site inspections, leading negotiations, closing deals, ensuring timely documentation and managing the advertising initiatives for these properties.
External Interface
- Channel Partners (Property Consultants and Brokers)
- Clients (Indian and Multinational Companies)
- Should have an understanding of the current industry trends and must possess good negotiation skills
- Should have the ability to develop and maintain good relationships with Property Consultants, channel partners and brokers
Understand the finalized quantum of residential space, the architectural drawings, the pricing strategy and expected rates for the residential project and then prepare sales brief in detail
- Formulate a list of potential clients through available market data
- Identify various channel partners to be empaneled across locations and thus develop the strategy to be adopted with each category
- Undertake the planning of launch events by inviting channel partners and also execute various marketing activities such as designing informative brochures, etc
- Ensures effective sales pitch made to the clients by him and his team members and the site inspections/ visits arranged and all the queries are promptly handled
- Manage effective negotiations and finalization/ closing of deals in a timely and effective manner
- Ensure that all the required amounts as per the payment schedule/ specific timelines are collected from the clients
- Timely submission of MIS report to the top management
- Ensure timely goal setting, monitoring, review of performance parameters and feedback to team members.
· Formulate an overall Sales & Marketing strategy for the residential business in order to create the brand value.
· Develop a desired market positioning for the properties with the support of the Marketing department
· Providing inputs to management on geographies to be focused on for future developments
Financial
· Preparation of annual business plan, growth expectations/ projections (revenue and profits) and put up the same to the board for approval.
· Formulate the annual marketing budget on detailed revenue and expense projections, which is in line with the overall marketing strategy
· Undertake quarterly and monthly budget reviews, formulate action plans and forecast budget for the next quarter/ month
· Supervising and strategizing receivables management
Sales
· Thoroughly understand details of the development and help the agency in translating the same into articulated write ups for marketing collaterals
· Formulating policies and procedures which are pertinent to a location and project
· Check and sign off final accounts statement of individual clients before registration and handover
· Overseeing the takeover process from Projects and subsequent handover of flats to clients.
Project Branding
- Provide direction / inputs for preparing the annual marketing plan as per the directives on project launches and phase extensions
- Provide direction / inputs for formulation of brand identity, advertising strategy and media plan and budget
- Provide direction / inputs to plan and co-coordinate the development and implementation of media programs / campaigns designed to keep the relevant audience informed of organizational projects / services, accomplishments or agendas through print (newspaper, magazines), electronic (Television), outdoor (city hoardings) and on-line(website) media.
· Plan and execute project launches / broker and bankers meet / press conferences etc.
· Contribute to the exhibition participation by assisting in the brief, look-and-feel of the stall, etc.
Operational
· Putting in place standard operating procedures for taking over from project department and subsequent handover of flats to clients
· Ensuring a smooth process of handover to individual clients
· Aid in drafting of association documents such as byelaws and deed of declaration
Legal & CRM
· Ensure basic legal queries related to project is addressed
· Ensure all documentation, payments, registration etc.. are in place before handover
· Ensure collections happen in a timely manner.
· Oversee customers request on snagging/de-snagging.
MIS Reporting
- Ensure that all MIS reports ie. Sales, Collections, handover etc. are prepared and sent in a timely manner
- Analyze the reports highlighting the revenues and expenses from various marketing activities conducted on a periodic basis
- Analyze the MIS reports on the effectiveness of the initiatives undertaken, in order to decide on their continuation in the future
